COMMERCIAL PROPERTY STRUCTURAL INSPECTIONS US PRO ENGINEER provides structural inspections and exterior surfaces / building envelope assessments for commercial, industrial, multi-use, apartments and mixed occupancy properties. We inspect all aspects of commercial products: 

1) Building wall envelope such as exterior wall cladding, glazing (door, windows), penetrations and suitability and compatibility of multiple materials.

2) Commercial roof coverings such as PVC, TPO, EPDM membranes, metal roofs, shingles, tiles, wood shakes. We inspect membrane, penetrations, flashing, coverings, sealants. 

3) Foundation inspection of slab, posts and continuous perimeter footing. 

4) Structural elements such as walls, posts, structural systems, roof framing, 

5) Geotechnical assessments such as slope stability, suitability for soil foundation type, foundation settlement, slab cracks.

ENGINEERING HOME INSPECTIONS - REAL ESTATE TRANSACTIONS 

We provide engineering inspections for real estate transactions such as home / residential property sales. If your home inspector recommends an engineering inspection, please call us to schedule your appointment asap during your due diligence period. We will provide an engineering inspection report with photos that will explain any deficiencies and propose corrections if needed. 

We can also provide engineering design such as repair drawings and engineering analysis or a repair sketch as a separate service. 

We do have rush inspections and expedited reports services available. 

 Price ranges from square footage, number of stories, and extent of the structural inspection/number of items to review. A rush report will also incur a rush fee.

FHA LOANS FOR MANUFACTURED HOMES 

We can send an engineer within 1-3 business days depending on our workload and have the report completed and send back within 1-2 business days. We strive to deliver timely reports so you as a homeowner or realtor representative, can meet your due diligence period. We will provide you with a list of deficiencies that need to be upgraded in order to satisfy the FHA loan requirements.
